1. CHECK-IN TIME IS AFTER 3 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
NO Early Check-in or late check-out.
2. This is a NON SMOKING home.Smoking is not allowed in the house but is permitted in the attached screened porch and in any outdoor areas.
3. Pets are not permitted in the rental home under any conditions.
4. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required. This must be received within seven (7) days of booking the reservation to guarantee the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
No damage is done to unit or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in garbage cans outside, and soiled dishes are cleaned.
All keys are left on the kitchen table and unit is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
NO early check-in or late check-out.
The renter is not evicted by the owner (or representative of the owner), or local law enforcement.
There have been no disturbance calls to local law enforcement by anyone in the neighborhood.
5. PAYMENT – Full advance payment of the rental rate is required 14 days before arrival. Please make payments in the form of PayPal, traveler's checks, bank money orders, cashiers checks or personal checks payable to Albert O. Kaeding. The advance payment is not a damage deposit; it is for payment in full of the rental rate.
6. CANCELLATIONS – A fourteen (14) day notice is required for cancellation. Cancellations that are made more than fourteen (14) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 14 days of the arrival date, forfeit one-half (1/2) of the rent payment and the damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
7.EXTENDED AGREEMENT – You may request to extend this agreement on a weekly basis.We reserve the right to agree to an extended agreement or not.Agreements cannot be extended if the cottage has already been reserved by other parties.
8. MAXIMUM OCCUPANCY- The maximum number of guests is limited to six (6) persons. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY.
9. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
10. INCLUSIVE FEES – Rates include a one-time linen-towel setup and pre-arrival cleaning.
11. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house. If an agreement is extended, we will clean the towels and linens once a week and reserve the right to provide one complete house cleaning service per week.
12. RATE CHANGES – Rates subject to change without notice.
13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.Email correspondence is the same as written correspondence.
15. PARKING – Paved parking inside of the yard fence and a carport are included.
16.BOAT – There is a dock on the canal that may be used to tie up and use your boat or a rental boat.There is room on the driveway or alongside the driveway to park a small boat trailer.Boats can be launched at the public boat ramp two blocks south of Highway 40 and the Astor Drawbridge, on the west side of the river.THERE ARE NO PROVISIONS FOR LAUNCHING A BOAT ON THE PROPERTY.
17. There are two storage sheds, two boats and a boat house on the property.They ARE NOT included in the rental and are for the private use of the owner only.
18. HURRICANE OR STORM POLICY – No refunds will be given unless:
The National Weather Service recommends evacuations in a "Tropical Storm/Hurricane Warning area" and/or
A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered,
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
19. ACCEPTANCE OF PROPERTY – You accept the "AS IS" condition of the property. You further agree to indemnify us against any loss or liability arising out of your use of the property.
20. CLEANING – You accept premises in its current state of cleanliness and agree to return it in a like condition.
21. LEAD-BASED PAINT – You are being made aware that houses built before 1978 may contain lead-based paint. Lead from paint, paint chips, and dust can pose health hazards if not taken care of properly. Lead exposure is especially harmful to young children and pregnant women.
By sending reservation deposit payment to the owner, you agree to all terms and conditions of this agreement.
